Legal Question in Real Estate Law in Michigan

my mother passed away in the year 2000. Her name and my nephews name was on the Deed,but i have been paying the property taxes since she passed. What are my legal rights of ownership of the property?

The answer depends on the deed. If it was properly drafted, signed, notarized, delivered and accepted, then the property belongs to your nephew. He owes you for money that you have spent to maintain the property, and this includes taxes paid. If you have any reason to believe that you mother intended some other outcome, then you may want to see a real estate attorney. Take copies of all documents, including the deed and any will or trust that your mother may have had. Since it has been 10 years, this makes me wonder why you have waited so long to determine the status of this property. A court would wonder the same thing.
