Legal Question in Real Estate Law in Michigan
i am a property manager and recently had to fumigate an apartment building for bedbugs. we know which apartment they started, but we don't know who brought them in. the building was being renovated and tenants were rotated until each apartment was completed. my question is the exterminator explained to each unit that was fumigated how to prepare and what to do with personal belongings. one tenant had a torn mattress and was advised to thow out because they would never know if some lived through extermnation inside mattress. also a tenant threw out other things on his own even though the exterminator advised against it. whos resposibility is it to replace matress or anything else that was thrown out landlord or tenant.

The problem with bedbug cases is that proving causation is extremely expensive. Parties typically settle to avoid an expensive lawsuit. Even if you are not liable, if a tenant sues, you will be forced to defend and could receive bad publicity which would decrease your sales aggravating your damages further.
