Quit Claim Deed Protection
My mother added me her deed by means of a quit claim deed 12 years ago she passed away 6 years ago. The City of Warren has just sent me a notice claiming they are uncapping the taxable value on the home and now want to collect the increased tax amount from 2002 to 2007. Didn't the quit claim deed protect me from this occuring? They are stating there was a transfer of ownership when she died, but I still own the home. Please Please Help! Thank You!!!

Michigan has very specific legislation and exceptions on how a transfer may/must occur to be exempt. If not properly done, the deed may not have protected you. Municipalities are reviewing this information now to attempt to gain additional revenue as the State reduces payments. My best advise is to make an appointment with a real estate attorney, come to their office to talk and provide your documentation and have them investigate and advise you.
