Legal Question in Real Estate Law in Michigan
Quit claim deed & real estate transfer tax
My father wants to give my brother a house he owns for no monetary exchange. My mother who is listed on the deed with father passed away last year. He also wants to avoid any real estate transfer tax which I assume should be no problem under 205.526 of the State Real Estate Transfer Act. What wording do we use on a quit claim deed that addresses my father acting on behalf of my mother & the fact that the transfer is a transfer from father to son?

What language is on the deed now? As part of your mother's estate, her share of the house should have been probated. Email me with your response at [email protected] and I'll let you know of the procedure.
