How do I use a quit claim deed for transfer of property to a family member upon death of owner

You can try to do this yourself, using an "online" form, by having the current owner quit claim the property to themself together with the other person, as joint tenants with full rights of survivorship. When the current owner dies, the other person will be the owner by operation of law. BUT, there are tax ramifications, and other concerns that could void this deed, rendering it ineffective to bring about your goals. You should have a real estate attorney review what you are trying to accomplish, and to apply the law to the facts of your case.
