If someone registers a quit claim deed with their county is the property then theirs?

No. That is an unintelligent question. Have you ever heard of deed fraud? If the answer was yes, wouldn't there be a million people filing deeds everyday, on every house they could? Even if a valid & legal deed is recorded, it does not mean the property was legally transferred, if someone else had recorded a deed first, or has an interest in the property. If a dispute arises involving various deeds and/or determining who has priority or what interest in the property, then a lawsuit to 'quiet title' must be filed in the circuit court wherein the property lays.
