Remove a person from a home

I purchased a house and listed my daughter as co-owner. She was suppose to pay the monthly mortgage to me. She has not been paying. I want to put her out of the house and sell the house. How can I do this?

This will be difficult because she is a co-owner. You will have to work out a settlement with her. It would be best if you could manipulate the situation so that she would sign back over all right in the house to you. Then, she would be your tenant and you could evict her for non-payment of rent.

The problem is that since she is a co-owner, this would not be a typical eviction proceeding but more a breach of contract. You could attempt to proceed in the fashion of a typical eviction proceeding however, providing her with a 7-day notice to quit and seeing how she responds - that is if she will not sign back over the property.
