how much can you go up on the rent?

I have just bought a two family flat from an elderly lady and the tenants that's already there were only paying 250.00 for rent and were half paying that what should i do about going up on the rent they keep asking me about screen doors but i havn't made any money off of the property yet and they have no security deposit or anything in case i HAVE to put them out. i would like to put them on a lease for the rest of the time that they are there but i just want to make sure that the property is not vacant and i Dont want them doing me like the other lady i would like to be understanding but i would also like to get my rent money.

Without a lease you can raise thier rent as much as you want. That is, assuming there is no local ordinance limiting the amount of rent(which is unlikely). You probably need to give them notice of the increase. 30 days would be adequate. Whether they stay in the property, is entirely up to them. You have no lease for a specific term. If you desire them to leave, you will probably have to go to court and evict them. That is, if they refuse to leave voluntarily. For more info, please contact my office at (248)851-3171.

If the tenants are renting month-to-month, without a written lease, generally 30 days written notice of an increase in rent, or a notice to quit (if you want to evict them) will do the job. You can increase the rent to any amount you want unless there is some rent restriction in force.
