Legal Question in Real Estate Law in Michigan

tenant and landlord issue

My 18 yearold daughter got herself an apartment. She signed an 14 month lease and now finds that she can't afford it. The lease says that she received special discounts (her rent is $499. and that she must pay them if she terminates early, plus she liable for the 14 mo. of rent. Shouldn't the landlord have checked her credit? (she has none) How can she get out of this? The lease says she cannot sublet. (the landlord said she could but she knows no one who could afford it). Can she just walk away?

Re: tenant and landlord issue

She can walk away, but she will be responsible for her obligations under the lease. If she terminates early, she is not necessarily responsible for the 14 mo. of rent as the landlord is required to mitigate his damages by attempting to rent the unit to someone else.
