When selling a plot of land owned out right must a title search be done ?

As the seller, you are responsible for providing a warranty as to the title. One protection in this is to search the title and ensure there are not any "clouds" on it. In addition, if the purchaser is financing this transaction it will most likely be required that a title search and title insurance be purchased to protect them, and their lender, from any claims as to the title.

Must the title search be done? No, BUT it would be foolish not to do a title search and purchase title insurance because you would not want the buyer coming back later and suing you if you did not provide clear title. While it may seem expensive, it protects you down the road.
