transfer of property title
My father wants to transfer title of property he owns to me before he dies. What do I need to do to accomplish this?

Hello,
To answer your question, it is not what you want to do but what you father wants to do. There are sever methods:
1. Application of joint tenancy with full rights of survivorship
2. Tenants incommon with an apportioned interest
3. Establish a living trust with you father having the property transferred upon his passing.
