one year rental agreement with option to buy

I signed a rental agreement with a tentant. The house is located in Michigan and I am in Arizona. On the contract it states that the Tentant is responsible for ALL repairs. Rent is due by the 5th of the month. It was returned to sender due to incorrect address and the tentant was not going to send the payment back until they spoke to me about the furnace. The tentant is stating that we need to help pay for this or take the amount off of the agreed upon sell price of the house for September 2004. We fixed the furance before we left. Can the tentant ask for help or lowering the agreed upon sale price? Also Can we charge him the late fee since the payment is coming tomorrow 12/18 and was due no later than 12/5?

The tenant can "ask" for whatever he/she wants, but the agreement is governed by the written lease, unless you waive certain provisions. Since I haven't read the lease it is difficult to make an accurate assessment of the situtation. However, I would be happy to review the lease and provide you with assistance.
