Legal Question in Wills and Trusts in Michigan

I have a quit claim deed with my mother, whom now has passed away. I'm in the processes of selling the home to a private party who is telling me I need a letter of authority to see, but I'm on the house and have provided a death certificate. I'm in kalamazoo michigan. Help

It all depends on how title is held. If it specifically mentions joint tenants with rights of survivorship, then you are the owner. If it's silent, or says in common, you will need probate.
