Removing from deed
How does someone get someone off their deed? The person left the country 7 years ago after only living on property 6 months, but refuses to sign papers so that remaining person can sell it and give the first party their share of equity for the time there.

There really isn't any way to remove a person's name from the title under the circumstances that you have described without a law suit.
