Breach of Contract
Tenant signed contract: Default occurs: a rent payment from lessee to lessor shall remain unpaid in whole or in part for more than 30 days after it is due and payable. If Lessee defaults in payjment after 90 days, Lessorr will take possession and will sell property in 14 days. It is Lessee's responsibility to supply Lessor at all times with current address and phone number. The Lessee has not paid rent since 5/07 and I do not have a current address or phone # for her. I have exhausted all venues to find new information. I want to get her stuff out of the unit so I can rerent it to someone that will pay. I have sent letters only to be returned by post office. What else do I need to do to get her out of the rented storage facility. I live in Prior Lake MN and the storage facility is located in Fulda, MN - 3 hours away. Thank you for any advice you can give me as I don't know what else to do. I hate to remove her items and then get sued by Lessee for doing so.

You need to follow the MN Statute, which involves publishing notice and having the Sheriff hold a public sale.
Failure to do so will render you liable for damages.
