Lien problem

I had some work done with a contractor. They are finished and I have paid him in full. I asked for lien wavers from him to make sure he has paid all of his bills. (which he told me he did) He gave them to me. Then a month later I receive two liens. One for $1100 from the trim people and the other for $3300 from the lumber people. My contractor has not paid those bills in full. What he gave me was partial pmt. lien wavers. What options do I have. My contractor will not return my calls or emails.

Did the subcontractors/suppliers who filed the liens give you pre-lien notice (this probably would have been a certified mail letter which you received before or shortly after the work started)? If they did not, their liens are not valid. If they did, the liens are probably valid (would need to know more), and your only recourse would be to sue the contractor...and possibly pursue a licensing complaint with the State.
