does a stay of adjudication show are your record as guilty right away? what will employers and land lords see?

Court records are generally public, as are many law enforcement agency records. Public records will show whatever happened. For example they would show if a person was arrested, charged with a crime, and pled guilty. The court's records should also show a stay of adjudication during the stay, and dismissal of the charge without conviction after successful completion of the stay. Most cases resolved under a Stay of Adjudication do not qualify for expungement under Minnesota Statutes Chapter 609A.
