Significant other division of property

I am leaving a significant other and need to know what my rights are as far as division of property. I am not on the mortgage or deed to the house. We have aprox. $40,000 in boat parts for a project we were working on, $10,000 in aquired property since. I have checks showing I have brought in an additional $24,000 and 6,000 (other than my original $40,000) and he refinanced his house for about $50, 000.

I own almost all the items in the house as I brought them with me from my previous home. He refuses to give me the materials and tools I need to contimue my business. What are my rights regarding the removal of property?

I infer from your question that you are not married. If I assume that correctly, you have certain rights in this instance that differ from the rights that spouses have as against each other at the time of separation or divorce.
