Legal Question in Landlord & Tenant Law in Minnesota

Apartment lease

we purchased a home and will be moving out of our aprtment. we were asked by the management to turn in a 60 day notice in writing stating when we would be leaving the property. we turned the notice with our last rent check on may 31st. our lease is up july 31st of this year. They would not accept the notice because it was after 5pm on the 31st. now they say we are responsible for the rent in august even though our lease is up at 12pm on july 31st. can they really hold us to that? we turned in another notice on june 1st wich trechnically is the 60 days out but they wouldn't count that. Are we really resposible for the rent beyond our lease? It doesn't seem right to me and extremely unfair.

Re: Apartment lease

How was notice given? In person/FAX email?

If "delivered" it is effective.
