I own a building and rent space to three small businesses. One of the businesses is 6 months behind in rent. Every month he says that he will get it to me next month, and still no money comes. Can I change the locks with all of his belongings in it? What is my legal right?

No you must proceed pursuant to MN Law by commencing an Unlawful Detainer Action in court.
You may have additional remedies if you have written lease.

You cannot change the locks without first bringing a District Court eviction action to re-establish possession of the premises. You should speak to an experienced real estate attorney.

Changing the locks will expose you to a lawsuit for having unlawfully excluded him. You will be surprised at how profitable your tenant says he was when he sues you for lost profits. However, you certainly should be able to evict him. If you have a written lease, you should review it to see if have guarantors, security interests, etc.
