Legal Question in Landlord & Tenant Law in Minnesota

Collections

I called my landlady and told her we were looking for a house in January she said she would find someone to take over the lease. We had to resign the lease in may. We called her in August told her we were moving October 1st. She came into the premisses numerous times without any notification. We considered that breaking her agreement with us. NOw she is trying to charge us $130.00 for an ad she put in the paper and 20.00 for electricity. SHe also kept our deposit for Octobers rent. She is also charging us for chemical drying the carpet. Can she make us pay for her ad and electricity?

Re: Collections

i'd have to look at the lease to answer your question. It's possible that her damages from your early departure from the lease are allowable if she took reasonable steps to re-lease the premises.
