commercial property lease

my mom owns a restuarant in a strip mall and leases the building from a corporation that owns the building her leases is about to expire in 2 months and her business has turned a profit every year.expecting to renew her lease like she always has the company sends her a letter that she has to be out in 3 months because they are not renewing it,is there anything she can do to stop this because she stands to lose everything because everything she has is because of her business, she also has a loan from the bank to pay for her buying the business is there anything law binding that she can do or is she just a victim of a corporation looking to expand there wallet.
