Legal Question in Landlord & Tenant Law in Minnesota

I jsut recently signed a 6 month lease with my landlord. It does not come into effect untill May 1st. I am currently living under my first lease. I was laid off from work on Monday April 17th and I am now on unemployment. I will not have enough money for rent and i fear eviction. I know it will probably happen, I want to know what eviction means to me(bad credit, collectors, legal). I would also like to know something else. When applying for the apartment you have to meat certain criteria to be approved to live here. I no longer meat that criteria(income) and therefore they would not rent the appartment to me if i was a new tenant. So i was wondering if my income no longer fits the requirements for renting and i am still in my first lease and i am unemployed if it is possible to just pack my stuff, cancel the new lease and move out and wash my hands of the deal.

I would contact them immediately and find out if they will let you out of the lease, since your situation has changed. You may get stuck with a months rent in damages, if they cannot re-rent the space right away.
