Landlord Financial obligation
I'm a tenant who's renting from a homeowner currently in his 6 mos redemption period on a foreclosure. Is he obligated to apply my rent to the mortgage Company, or can he just pocket the money. How can I determine this? I would like to terminate my lease as a result if possible. Can this happen?

Your contract obligations are independent of your LL's.
If you fail to pay rent you can be evicted on 7-11 days notice of the Unlawful Detainer hearing.
If a UD is filed you will find it difficult to rent again.
If your LL loses his right to possession, your contract to pay rent survives and you will be required to pay rent to the party who then owns the property ( the Bank etc.)
