what can I do about a landlord that is not fixing things?

I have two light switches that don't work, my oven doesnt work, my toilet runs and leaks and my outside faucet leaks bad. Do I have any legal rights? Also, she is trying to charge me a $25 late fee for not paying the rent because she has filed bankrupcy and I wasn't sure if I would even get to stay the whole month, so I didn't pay it until I spoke with her. The mortgage company also told me that she is 3 months behind on paying -I am not- so she is just pocketing my money that is supposed to go for the payment.

Do you have a written lease? That controls your obligations + rights. You will need to pay rent even if mtg I'd foreclosed. I have been a LL 28 yrs. I could draft a letter to LL for flat fee.
