Legal Question in Landlord & Tenant Law in Minnesota
What are the laws in MN for commercial lease with automatic renewal clause? Term is 12 months and 25 days. 60 days written notice required prior to end of term by either party to terminate. Also is landlord in breach of contract if trying to raise rent prices without new contract?

Notice provisions in commercial leases can be enforceable, and would also include increase in rent if notice provision is met ( usually one full lease payment term).
I have 30 years LL/Tenant experience if you would like a more definite opinion after I have reviewed your lease. I am in Eden Prairie.
