Legal Question in Landlord & Tenant Law in Minnesota

Lease

I think my roommate is moving out but I am not certain. Some of her possessions are missing but she has not notified me if she is moving or not.

We have a 12 month lease without individual leases. The lease states that if either of the parties move before the end of the lease, they must pay the remaining rent. BUT since it is a single lease, I am worried she will find a way to move and leave me with the entire $700. As a college student that is a large financial burden to carry alone. I am wondering if there is any way I can ensure she pays her share of the rent for the remaining months?

Re: Lease

I would need to review the lease to advise, but you should confirm with her that she is liable for her agreed portion of the rent through the end of the lease.

You should then obtain information about her checking or savings and employment, should you need to enforce her financial obligation.

Finally, you should attempt to get a replacement roommate to cover her obligation ( through Craigslist etc.) in the event she skips and is untrackable.\
