Hello. Lease agreements may be written or oral. It sounds as tho' you may think you have formed an agreement not just to live in the site, but to have your payments be applied toward you becoming the owner of the home. For your issue, I suggest, as a starting point, you may want to go to the MN Attorney General website which has excellent and clearly written materials about this area of law generally. My impression is that you would be wise to choose a qualified and well exp'd att'y at this time and obtain a formal legal opinion. MN has very, very strict and detailed laws pertaining to renting and those laws very much focus on protecting tenants from landlords who try to exploit them, 'do a shakedown' on them. The potential financial (& other) penalties to landlords for any wrongful conduct can be very steep fyi.
