negligence
a tree fell on my truck in my apartment parking lot during a storm the landlord said it was an act of god but the tree was dead there was no roots or branches it had been dead for sometime

If your landlord was not acting reasonably in not cutting down the tree, you should be able to recover. In your case, the condition of the tree before it fell will be vitally important. If you can take pictures of the tree or your truck, you should.
