Real estate farm lease

Last June we purchased a 10 acre hobby farm. The previous owner had a loose verbal agreement with an area farmer to farm approx. 4 acres of the land we purchased. The farmer hasn't always paid the rent and the former owner did not push the issue. We do not want to lease that acreage. Yesterday the farmer came through and spread fertilizer and chemical on that land. I now cannot plant a alfalfa/grass mixture or plant grass for a pasture on this land. The farmer said it was our responsibility to contact them. I maintain that it is his responsibility to check if the land is available to rent. Who is responsible and what recourse do I have?

Presuming that your neighbor knew that the property had been sold, my initial reaction is that his action was unreasonable. Situations like this depend on many factual questions like the nature of the arrangement, whether the neighbor knew of the sale, and your prior interactions with the neighbor.
