Abstract of Title Search

I and 8 partners (all siblings) are selling inheited land in MN. The title search revealed that my sister's ex-husband's signature was found on a Mn state farm program lease. Buyer's lawyer wants Quitclaim Deed from my sister's ex and also their divorce decree to be filed in MN. They were married & divorced in CA. I can see why the Quitclaim deed is needed and should to be filed in MN, bu why does their divorce decree need to be filed in MN? It was already filed in CA. Thanks.

The divorce decree (or a part of it) needs to be recorded against the title to prove he has no claim to the property. The Quit Claim deed by itself would probably be enough, but the lawyer's request is not unusual. Please e-mail me if this does not answer your question.
