Breaking Lease

I am currently under a 12 month lease and have lived in the same apartment with my husband for 2 years. We just found out we are having a baby and would like to purchase a home. Our lease is not up until August and our baby is due in June. There is not a buy out clause on our lease. Do we have any options for breaking our lease?

There is always the possibility of finding someone to take over the rest of your lease. Usually the landlord would have a right to either accept or reject the new tenant, however. This option could be your best bet.

It might be a good idea to bring up the question with the manager or landlord and see how they react. Maybe you could make a deal. This is easier in buildings where there is a waiting list than where they have vacant apartments.

Or, maybe you would be well advised to find a new home but move after the baby is born.
