Contract for Deed

I am buying my cousin's cabin on a Contract for Deed. Can we write it and notarize it to be legal or do we need to take further steps? The title is clean. Thank you.

In theory you should be able to do this yourselves, but as a practical matter you are almost sure to screw up the title if you try to do this without a lawyer.

The procedures for drafting and filing any document which has to do with real estate in Minnesota are complicated and exacting. It's one of the reasons I'm always sure I have malpractice insurance. It's easy for an experienced attorney to make a mistate and not get it right.

Once you have a document in the chain of title which has been done improperly, you may have hell to pay to get the mistate corrected. Hiring a lawyer to help you at the beginning will save you many times over the cost of fixing the error later.
