Forclosure redemption

Redemption period ends in less than 30 days. Law firm for mortgage company states i can only redeem by paying off entire mortgage balance. MN statue states i can redeem by making up past due payments. What options due I have? Also, if I sell the property do I need to have it sold by the end of my redemption period.

Your question is short on specific information but implies a lot.

If you are into the redemption period, it sounds as if you are way past the mortgage foreclosure sale. The redemption period ordinarily runs for six months after the date of the sale.

The statute you refer to says that you can bring the payments up to date any time before the sale. After that you have to pay the entire balance.

Yes you can sell the place - but the sale must take place in time to pay the entire balance of the mortgage before the redemption period runs out.

The balance of the mortgage would include attorney fees, penalties and of course plenty of interest.

One of my favorite things to do is to stop the foreclosure by filing a bankruptcy. This only works, however, if it is done prior to the mortgage forcloresure sale.
