Length of time to transfer title after owner's death

How long can a house title be in a deceased person's name? How long can they be on the mortgage?

The title is in the deceased's name and the mortgage is in the name of the deceased and another occupant. It is believed the occupant could not carry the mortgage alone.

Assuming no joint tenancy, record title remains in the name of the deceased until it is passed via operation of probate or trust (or other process such as forclosure). From the very few facts you give, it sounds like a probate needs to be opened. I am certified by the Minn.
