New owner, last owners agreements

our lease says our rent is 620, says we can't paint, and says we can have no pets. Our last landlord let us paint and have pets. This was already OK'd by the last landlord, but he forgot to take it out of the lease. We have a new landlord that wants to charge us 1200 for the unit, but we have a lease until Oct. 31 2003. He can't get what he wants and didn't say anything about our pets the first time he was here. Now that he has the lease, he is going by it and giving us the option to move out on May 25, 2003 with our pets, or we can stay our lease with no pets after May 25, 2003. I need some serious help. The owner also knows I have lost my job and I feel he is trying to get us out so he can make 1200 not 620 on the unit.

Your lease probably has a provision saying that tolerance of a breach of a provision by the landlord does not constitute a waiver of that provision. In other words, just because he permitted you to not follow the rules, the rules are still there and he may enforce them later.

Sounds as if you need to start planning a move.

First, however, it's time to consult with a lawyer and have him or her go over that lease with a fine tooth comb.
