problem with group owned property

Five of us bought 200 acres. The land is now paid off and one person wants to sell out his portion. The land is divided in 2 parcels -- a 120 and 80 acres . All our names are on the deed. Can he force us to sell out? What are the options? We have nothing in writing as far as stipulations if somebody wants to sell. In the past we have had meetings on issues and we all agreed that the ''majority'' always ruled.

He has gone ahead and had the land appraised on his own and the certified appraisal was a lot higher than the average land prices in the area. Especially since it is a seasonal property.

Do we have to buy out the person at the appraised price?

Better make a deal with this guy. You are not required to make any particular deal - but I can tell you what he can do if you don't.

He has a legal right to sue his fellow owners and ask for a partition. Partition means that the court orders that the place be sold and the proceeds divided between the owners. The right is pretty absolute. There's no defenses to it.
