Property Liens

My boyfriend, ''Jared'', is building a house to sell. The man that he hired to do the excavating, ''Dan'', subcontracted ''Jerry'' to do the excavating. Jerry completed the work, and Jared paid Dan. Dan has not yet paid Jerry and is now filing for Chapter 13 bankruptcy. Would it be possible for Jerry to file a lien on the property even though Jared and Dan's contract is executed? Thank you.

Yes. This is why it is always a good idea to demand lien waivers before paying such debts.
