Legal Question in Real Estate Law in Minnesota

Please Help

I purchaced a home contract for deed. the owners had a morgage on it, and i just found out that the house will be auctioned off because they werent paying the morgage. In the contract it says that they are to pay any and all bills pertaining to thier morgage, and i am to pay them every month. they didnt hold up to thier end of the contract, what can i do legally? I want to sue them for breech of contract.

You certainly have a breach of contract claim. Maybe also unjust enrichment. Possibly fraud.

The problem I worry about in a case like yours is so what is you sue this guy and win - will you be able to collect anything from him? If the guy is a true deadbeat, suing him could be a wasted effort.
