Quit claim deed

I purchased a duplex with a friend. After 2 years, she married and moved from the property. She is no longer interested in having any involvement with me or the property. Together we have decided to file a quit claim deed to remove her from the title. My question is: ''Do i need to have her husband sign off on the quit claim deed? Does he have any ownership interest in the property?

The answer to your question is absolutely yes. A spouse has what we call a "dower interest," which consists mostly of possible inheritance rights. Unless you have this person's spouse join in the quit claim deed, you will not get clear title.

This is why we always include marital status on a deed. If the grantor is single, you have what you need. If not, you need the spouse's signature.
