Quitclaim deeds

I need to put my fiance' on my deed for my house so we can get refinanced. I am wondering if I can just use a quitclaim deed, or if there is specific wording I need to include. Thanks!

Sure you can use a quitclaim deed, but there's a certain way to do it - and it's easy to screw up. Doing this on your own without a lawyer is a mistake.

For example, if you are not careful, she will become the sole owner of the house and it won't be your place any more. Then there's the question of do you want it to be joint tenants or tenants in common - if you don't know the difference, you better find out - and find out how exactly to make sure the deed creates the kind of animal you decide you want.

The various types of real estate ownership, how to create them and how to transfer them, were the subject of an entire course in law school. When you select a lawyer, be sure he or she was awake in that class.
