Real estate utility easements

Public records and abstract have no record of powerline easements on my property. Title insurance was paid on a warranty deed. An existing powerline was on the property at the time purchased, three years ago. Am I entitled to compensation?

It is possible. However, compensation for such easements are minimal or non-existant or, it may simply be a matter of an unrecorded easement.

The effort may very likely be more than any recovery.
