Rental Lease Agreement

If I have signed a lease and placed a security deposit, how bound to the lease am I? What kind of legal recourse would the leesor have if I do not move in and fail to make payments? Realizing of course that I would give up the deposit.

The landlord could sue you for the unpaid rent accumulated during whatever time it takes to find someone else to rent the place. You are responsible for the rent until someone else starts to pay it.

If you notify the landlord of your intent, the landlord has a duty to start looking for someone else. If you know anyone who would like to rent the place, send them to the landlord right away.

Sometimes people make a deal with the landlord to buy out the lease for x number of month's rent. This kind of agreed settlement to the problem isn't a bad idea either.
