Do I have rights?

My husband has a friend that he owns several properties with. This friend however, despite having two jobs refused to help pay the mortgages on these properties, which have put my new husband under stress. I myself have been paying on these properties with my husband. The friend does not know that we are married. What can my husband do? This friend knows that my husband will not let the properties go because he doesn't want to damage his credit with foreclosures. What can we do?

Your husband's options depend on some additional facts, including exactly how the property is titled (I assume equal tenants in common), who signed the mortgage note and what written and unwritten agreements exist concerning the property. Do you know any of these things?
