Does My Mom have sole right to her deceased husband land?

My Mom husband (my stepdad) die and had no will. He 2 daughters that he gave up all rights to over 30 years ago and they were adopted by a step parent they are now grown with families of their own. He has 28 acres of land in Columbia, Mississippi. Does my Mom have to split the land equally between her and the 2 daughters or since they are grown and were adopted does my Mom has sole rights to it?

From the set of facts you provided, if Louisiana law applied, then the 2 grown daughters would still have rights to the property. I am unfamiliar with Mississippi law.

In Miss., the two daughters lose all rights to inheritance from the father upon their adoption. Also, if the decedent is your father you will have the right to share equally with your mother in your father's estate.
