breach of contract

i have a tenant that has decided to move in with her 2 other people her lease states no other occupants besides her are suppose to be there What legally can i do?

In short, evict the tenant. Provide written notice of the lease violation, giving a time certain to get the others out. If they don't comply, file your complaint in justice court and evict them, plain and simple. If they won't leave after you get your judgment of eviction, the Sheriff will escort them off of the premises.

As a landlord for 25 years, I can give you the legal answer (Evict via a UD) or the practical answer (get them all to sign on the lease and guaranty, jointly & severally, after doing a tenant screening- criminal & Credit check).

Otherwise, you will likely have waived the lease provision and will be stuck with the worst tenant the group eventually.
