Legal Question in Landlord & Tenant Law in Mississippi

Charges for carpet

We notified our apt complex in May of our plans to not renew our contract. They insisted we pay a full month of rent even though we moved out the first week of June. The second week of June we switched our electric bill to our new home. The apt. called us and told us to have all belongings out of the apt. immediately. We told them that would not give us enough time to properly clean. The mgmt. said as long as there was no major damage, they would return our deposit. We vacuumed, swept, etc. but weren't able to steam clean. The carpet had normal wear but did not have any major damage. The mgmt. sent us a letter stating they replaced the carpet for $1200 and want us to pay $700 (the other $500 were our deposits). The mgmt. stated that there was garbage on the floor ( a bag of old newspapers) that caused them to replace the old carpet. A relative that manages rental property agreed with us that the wear was normal and said that there is no way it cost $1200 to replace carpet in a 900 sq. ft. appt. We don't think it is a coincidence that the mgmt. is in the process of remodeling the complex. We have filed a complaint with the BBB. Is there anything else we should do? We don't want this on our credit record.

Re: Charges for carpet

Bring them into small claims court for resolution of the dispute, or have the BBB mediate it.
