Legal Question in Landlord & Tenant Law in Mississippi

I have a lease with a landlord and in the agreement it states that iam responsible for repair and to keep the unit in good working order. But since i have been in the building i have spent 2000. dollers on repairs and now all the local heat and air people have told me that it is beyaong repair. the section of the lease is as follows word for word

lessor shall maintain and keep in good condition and repair the roof and exteroir walls of the demised premises. Except for the lessor's obligations as stated in the preceding sentance, Lessee shall maintain and keep in in good conition and repair the doors , all plumbling , electrical, heatingand cooling,and other fixtures and ewquipment on the demised premisis, and shall keep walks and parking area free of debris,ice and snow .

now the ac unit has cost me about 8000 in salea due to people not wanting to eat in the heat and i have also had to replace 60 feet of floor drains the the board of health wanted fixed to get open the he refused to pay for.

please let me know if i have any options from a legel stand point thank you
