joint owners of property each owners heirs to inherit

my sister and I own property in ms our mother left to us is there any way I can get a separate deed to my part so I can build on it mother wanted us to never sell property if we did we were to give the other first choice to buy

Sure. If you and your sister agree on a division, get it surveyed and sign deeds to each other.
