Quick Deed

My mothers name is on my mortgage, how can I get it off without refinancing or selling my house?

You probably can't. You would have to convince the finance company that they are adequately secured enough to remove it, but the finance company has no incentive to remove a potential source of recovery in the event that you default. If you really want it off, you have to refinance.
